Occupancy and revenue per room for a hotel, occupancy and care level mix for a care home – these key figures ultimately decide creditworthiness, not just the property value.
Our approach
A lender assessing an operating property looks not only at the property's value but also at the underlying business operations. Many financing partners are only familiar with traditional commercial real estate and struggle with this second layer – this leads to incorrect assessments or unnecessary rejections.
We are therefore preparing both the property and operational sides in such a way that financing partners can understand both sides at a glance.

What we are describing here is not purely an external perspective – we are incorporating our own practical experience.
Europlus develops its own nursing homes and assisted living facilities and negotiates and concludes long-term lease agreements with operators for them. This negotiation experience on the owner's side is directly incorporated into our financing and valuation work.
Within the team, Europlus has employees with solid experience in hotel operations and management – we understand the operational side not just from numbers, but from practical experience.
